Kudos to The Edge for recently coming up with a relatively good property related site called The Edge Property. The site features property related articles, news, research reports, tips and advice, real estate deals, etc. It’s all related to the property market so what you need is most likely addressed on this site.

If you have not already visited this site, give it a look through. I’m sure it’ll be worth your while to get so much information for free. Once you register for a free account, you can make use of features to look up archives on the site, post your comments to articles, etc. Even if you don’t sign up, it’s a good read whenever you need some information on the property market outlook.

I’ve signed up and am looking forward to read and learn more about the property market from The Edge Property. I’m not a property investor nor am I looking to buy anytime soon, but I do find this site very useful to keep in touch with and learn all about properties.

In today’s business news, Axis REIT revealed that Nestle will be vacating its Nestle House building and moving on to another premise in Mutiara Damansara as the current Nestle House building will not be able to cope with its future plans. You can read the full press release here on The Star.

Whilst this is a little temporary and short term setback for Axis REIT to lose rental income from a stable tenant for one of its iconic building in Petaling Jaya, it does present some longer term opportunities for investors.

Since reading this piece of news, I immediately went to check on the price of the REIT and will be monitoring how it is doing. At the current price of RM1.42, I am not buying in yet. If the price of this stock drops because of the news of Nestle moving out, then it is an opportunity for me to be buying in.

Of course the above is only my personal aim and strategy, you may beg to differ. But for discussion sake, if you were to buy into REITs, which REITs would interest you?

I know we get quite a lot of tourism business out of the Arabs every year. But I didn’t know that they were bringing in so much of money that even Arab investors are now interested to build a mini Arab in Malacca to attract even more Middle Eastern visitors!

And to spend something to the tune of US$300 million just to build something that emulates the Arab’s hometown, that’s a lot of money. I do wonder though whether the mini Arab town is going to attract more Arabs or Malaysians.

If I’m an Arabian on holiday in a foreign land, I would want to soak in the culture and experience of the country and not be in a place just like home.

On the contrary, I would imagine that it would be nice for the Malaysian folks to get to feel and experience an Arabian city without having to go all that far. So is this foreign investment to build an Arab city in Malacca meant to attract the Arabians or the local Malaysians?

Whoever the intended visitors, I think it’s a good first step to getting some foreign funds into the local economy and building something that could be of value and interest to the community in Malacca.

In the next few years when this piece of development in under way, hopefully we will see some benefits of job creation as well as consumer spending over the long term. If well managed, this is really good news for us as one way to help revive the poor market.

Seeing how the base lending rate (BLR) have come down to between 5.5% to 5.6% in local and foreign banks, interest rates for loans have been significantly lowered as a result of the lowering of the overnight policy rate. Since interest rates are low, do you think this will be a good time to invest and buy properties?

Many of our reputable developers have been aggressively selling their developments lately, and their partnering banks are also on board to offer good packages in terms of percentage of loan available, tenure, rates and many other beneficial features like paying no interests during construction period, giving cash back on interests incurred, etc.

I can’t say if the prices of homes have come down significantly in times when we are hit by recession. My guess and feel about the property market is that it has not come down by much. It has remained rather stable up until now.

If you flip through the daily newspapers and personal finances magazines, people are still talking about properties like they are the next best investments for now. Developers are taking on a different approach to advertise their properties to make them more interesting investment haven for investors. More and more people are thinking about taking advantage of the better loan rates to invest in properties they feel were too expensive and out of their league before.
